enclosure. They hire Plentiful Patios, obtain financing and schedule a project starting
date. What’s missing? Approval from the Architectural Review Committee!
Who needs to get ARC approval?
Everyone! (Cloverdale residents apply to their own ARC). All homes in all Clover
Hill neighborhoods are subject to restrictive architectural covenants, regardless of
membership in CHCA. These covenants are regulations pertaining to every property
and home within Clover Hill, and are on file at the county courthouse. Covenants for
the individual subdivisions (Clover Hill I, II, III, etc) differ, so it is important for
homeowners to have a copy of the covenants affecting their own property. The CHCA
office has copies on file. Please call if you need one.
Why does everyone need to get ARC approval?
Because the covenants require that all exterior changes to homes and properties be
approved by the Architectural Review Committee.
Where does ARC get its authority to enforce the covenants?
The authority to enforce the covenants is clearly stated in all the Clover Hill covenants.
In January 2001, Ausherman Homes transferred to CHCA “all rights, responsibilities
and obligations” pertaining to architectural controls.

How to get ARC approval
- Write a letter explaining what you are planning to do. Include colors and materials to be used.
- Prepare a drawing that shows the improvement to be made.
- On a plat of your property, show where the improvement will be located.

What type of changes need ARC approval?
- All structural changes to the exterior of your home.
- All new structures built on your lot: sheds, additions, fences, decks, patios, pools,
walls, driveway extensions, etc.
- If there is any doubt whether ARC approval is required for a particular project,
call the CHCA office (301-228-2799), or email to ypearch@comcast.net.
What happens if a structure is built without ARC approval?
Structures built without ARC approval are subject to removal at the owner’s expense.
Owner may also be responsible for legal costs associated with compliance enforcement.
How long does ARC approval take?
Covenants in all Clover Hill neighborhoods require the ARC to respond to your application
within 30 days of receipt. If you receive no response within that time period,
please contact the office by phone or email.
