Architectural Application Checklist Clover Hill III
These standards are extracted from the actual Clover Hill covenant documents, featuring key points, and are consistent with previous approvals. Refer to your full covenant documents for specific requirements and restrictions.
- General:
- 1.a Date when received
- 1.b Diagram, drawing, brochure or photograph of proposed item is provided – front and side view always very helpful
- 1.c Location described or site plan/house location survey provided
- Recreational Vehicles such as boats, trailers etc. are allowed on the property with valid current license or registration. Does not have to be stored in a garage or out of public view.
Does not require an approved screened recreational vehicle parking area.
- Fencing:
- 3.a Around the back yard. Maximum height is 48 inches.
- 3.b Fence material is to be wood or “PVC” material. No chain link fences are allowed. If applicable, “beauty” side of fence is to face street. If any wire is to be used, it must be installed inside of fence.
- 3.c Any style is permitted except no “dip” style fences around in-ground swimming pools because Frederick County requires a fence height of 48 inches. If the “dip” is 48 inches, that would cause the rest of the fence to be above that height and that is not allowed.
- 3.d Privacy fence can be no more than 7 feet high (for example, a 6-foot board-on-board fence with a 1-foot lattice or “X” pattern) and extend no more than 18 feet from the rear of the house. Also, privacy fencing is not be extend past the side of the house.
- 3.e Corner lots–Fence must stop at the building restriction line on the side yard where the street is located.
- 3.f It is preferred that fencing be installed at the rear corners of the home. In some cases, 65% of one side of the house has been allowed to be enclosed to allow the door from the garage to be in the fenced area. Fencing is never allowed to the front corner of the house.
- 3.g Finish–wood can be left to weather naturally, be painted to match the trim on the house or clear coated.
- 3.h The entire back yard does not have to be fenced; a smaller portion of the yard can be fenced.
- 3.i Two areas of the yard can be fenced. For example, an area immediately surrounding a swimming pool and the fencing around the yard itself. It is preferred that the style of fencing be the same for both areas but the two can be different styles.
- 3.j On rare occasion, a homeowner may not want to connect to the neighbor’s fence or use the same style. Fencing can be approved around the entire back yard where there is an existing neighbor’s fence and result in two fences side by side along the same property line.
- Deck/Screened-in Porch:
- 4.a Railing style may vary–usually is 2-inch-by-2-inch picket, or sunburst, etc.
- 4.b Railing height is usually 36 inches or 42 inches.
- 4.c If there is a roof cover of any kind or screened-in porch, the homeowner needs to provide detailed drawings/photographs and specifications. All materials, such as shingles, gables, overhangs, etc. are to match the existing home.
- 4.d Materials are usually pressure-treated lumber or Trex flooring can be used.
- 4.e Finish–Wood can be left to weather naturally, painted, stained or clear-coated.
- 4.f Deck is to be installed on the rear of the home.
- Storage Shed:
- 5.a Maximum size is 12 feet by 18 feet. Large sheds may require a Frederick County building permit.
- 5.b Materials are to be wood, siding, brick (no metal) and is to have the same roof materials as the house and exterior colors are to match the existing house. Siding or brick are also to match house. Maximum height of the structure is to be 14 feet measured from the ground.
- 5.c Location is always along the rear of the property line, not up close to the house. Corner lots should have shed located in the rear corner farthest from the street. Sheds cannot be installed past the side yard building restriction line on the street side). The back or side of the shed should be no more than 10 feet from the rear property line. Occasionally, there is a severe grade condition and in this situation
the shed is to be installed as far back in the yard toward the rear property line as possible.
- 5.d Single or double doors are allowed but no garage doors.
- Storm Doors:
- 6.a Full-view style (mostly glass)
- 6.b Color to match front door, trim, or siding
- Swimming pools:
- 7.a No above-ground pools allowed.
- 7.b In-ground pools – decking around pool is to be flush to the ground. Any above ground structures to be noted such as diving board, sliding board, hot tub area, etc.
- 7.c Pools are to be installed in the back yard, not the side yard.
- 7.d To date, no restrictions on size of in-ground pools.
- Room Additions:
- 8.a All exterior materials are to match the existing home in size, type, color, style and texture as well as roof pitch, eaves and overhangs. Gable and hip style roofs have been approved. Foundations are to match the existing home.
- 8.b Private garages for up to four automobiles is allowed.
- Patios:
- 9.a Location is in the backyard.
- 9.b Usually installed flush to the ground.
- 9.c Materials can be brick to match existing home, concrete, flagstone, or similar material.
- Satellite Dishes:
- 10.a Size can be 18 inches to 36 inches in diameter.
- 10.b Color–If possible, paint to match roof shingles brick or siding on the house.
- 10.c Location–Rear of the house; side of the house but to the rear and screened with shrubs; mounted on the roof on the back of the house; mounted under the gable on the rear of the house. If installed on the ground, landscape screening is to be installed
