Architectural Application Checklist
Clover Hill II West

These standards are extracted from the actual Clover Hill covenant documents, featuring key points, and are consistent with previous approvals. Refer to your full covenant documents for specific requirements and restrictions.

  1. General:
    • a) Date when received
    • b) Diagram, drawing, brochure or photograph of proposed item is provided – front and side view always very helpful
    • c) Location described or site plan/house location survey provided

  2. Recreational Vehicles such as boats, trailers etc. are allowed on the property with valid current license or registration. Does not have to be stored in a garage or out of public view. Does not require an approved screened recreational vehicle parking area.


  3. Fencing:
    • a) Around the backyard, maximum height is 48”.
    • b) Fence material to be wood or “PVC” material. Chain link fences permitted. If applicable, “beauty” side of fence to face street. When wire is installed with wood fencing, it must be installed inside of the fence.
    • c) Any style permitted except no “dip” style fences around in-ground swimming pools because Frederick County requires a fence height of 48”. If the “dip” is 48”, then the rest of the fence is higher which is not allowed.
    • d) Privacy fence is no more than 7’high (for example, 6’ board-on-board with 1’ lattice or “X” pattern) around patio or landscape garden area. Approvals have been granted to extend some from side of house.
    • e) Corner lots – side yard where street is located, fence must stop at the building restriction line.
    • f) Prefer fencing to be installed at rear corners of the home. Have approved fencing up the sides of the house, and partially up, but not all the way to the front corner.
    • g) Finish – wood can be left to weather naturally, painted to match trim on the house, or clear coated.
    • h) Entire backyard does not have to be fenced. Smaller portion of yard can be fenced.
    • i) Two areas of yard can be fenced; for example, immediately surrounding the swimming pool and around the backyard – usually the same style of fencing for both areas, but can be two different styles.
    • j) On rare occasion a homeowner may not want to connect to the neighbor’s fence or use the same style. Fencing can be approved around the entire backyard when there is an existing neighbor’s fence and results in two fences side by side along the same property line.

  4. Deck/Screened-in Porch:
    • a) Railing style may vary – is usually 2” x 2” picket, or sunburst, etc.
    • b) Railing height is usually 36” or 42”.
    • c) If there is a roof cover of any kind or screened-in porch, need detail drawings/photographs and specifications; all materials, such as shingles, gables, overhangs, etc. are to match the existing home.
    • d) Materials – usually pressure treated lumber or Trex flooring can be used
    • e) Finish – wood can be left to weather naturally, painted, stained, or clear coated.
    • f) Deck is to be installed on the rear of the home.

  5. Storage Shed:
    • a) Maximum size to be 12’ x 18’. Large sheds may require a Frederick County building permit.
    • b) Materials to be wood, siding, brick (no metal) and is to have the same roof materials as the house and exterior colors are to match the the existing house. Siding or brick are also to match house. Maximum height of the structure is to be 14’ measured from the ground.
    • c) Location is always along the rear of the property line, not up close to the house (corner lots – shed preferably to be located in the rear corner farthest from the street – cannot be installed past the side yard building restriction line on the street side). The back or side of the shed should be no more than 10’ from the rear property line. Occasionally there is a severe grade condition and in this situation, the shed is to be installed as far back in the year toward the rear property line as possible.
    • d) Single or double doors on shed preferred. Storage sheds with garage door(s) have been approved.

  6. Storm Doors:
    • a) Full-view style (mostly glass)
    • b) Color to match front door, trim, or siding

  7. Swimming pools:
    • a) No above-ground pools allowed.
    • b) In-ground pools – decking around pool is to be flush to the ground. Any above ground structures to be noted such as diving board, sliding board, hot tub area, etc.
    • c) Pools are to be installed in the back yard, not the side yard.
    • d) To date, no restrictions on size of in-ground pools.

  8. Room Additions:
    • a) All exterior materials are to match the existing home in size, type, color, style, and texture as well as the roof pitch, eaves, and overhangs are to match the existing home. Gable and hip style roofs have been approved. Foundations are to match the existing home.
    • b) Private garages for up to two automobiles is allowed.

  9. Patios:
    • a) Location is in the backyard.
    • b) Installed flush to the ground.
    • c) Materials can be brick to match existing home, concrete, flagstone, or similar material.

  10. Satellite Dishes:
    • a) Size 18” – 36” in diameter
    • b) Color – if possible, paint to match roof shingles, brick or siding on the house
    • c) Location – Rear of the house; side of the house, but to the rear and screened with shrubs; mounted on the roof on the back of the house; mounted under the gable on the rear of the house. If installed on the ground, landscape screening is to be installed.
    • d) Satellite dish should not be visible from the front of the house.
